The building checklist
Ask for the COI requirements the day you book
Not the week of. Buildings commonly take 5–10 business days, and the certificate has to name the specific entity — the managing agent, the board, sometimes both. Send us the exact wording and we'll issue it.
Reserve the freight elevator
Most doorman buildings restrict deliveries to weekday business hours, which is a problem for a Sunday party. Some allow weekend service-elevator use with notice; some require a building staff member on overtime. Find out which yours is before you set the party time.
Confirm the service entrance
In many prewar buildings it isn't on the same street as the lobby. Give us the address you actually want us at.
Tell us the apartment layout
Specifically: the longest uninterrupted wall, and whether there's a hallway we can stage in. That decides the setup more than the square footage does.
Build setup time into the invitation
If the elevator window is 10–11am, the party starts at 11:30, not 11.
Making a small apartment work
- One long wall beats the center of the room. Push the kids' table against the longest wall and you keep a play lane. Centring it turns the whole apartment into a corridor.
- Under-five parties want less space, not more. Toddlers behave better contained. A small apartment is an advantage at two and three — see 2 & 3 year old birthday party ideas.
- Put the dessert cart where the photos happen. Usually the wall with the best light, which in most NYC apartments is perpendicular to the window, not opposite it.
- Keep the adults standing. Fifteen adults in a two-bedroom will stand regardless; don't lose floor space trying to seat them.

Newer condo buildings in LIC, Battery Park City and Hudson Yards have residents' party rooms, and they're often the best value in the city. Confirm two things: whether outside furniture is allowed, and your exact access window — these rooms are usually booked back-to-back, so setup has to fit inside your slot.

- Delivery address, with stairs / elevator / gate width noted.
- Whether the building or venue needs a certificate of insurance.
- Your color palette or theme.
